Do I need to make an appointment to view a holiday lodge?

Do you have residential lodges at your Country Clubs

No, we don't offer residential accommodation, as we are licenced as a Country Club, and adhere to the conditions of our licences.

How long is the license on your lodges for sale?

We offer a 40 year license on our lodges.

What fees or charges are applicable with owning a lodge?

Site Fees

Our Country Club fee’s run from 1st November annually. Site Fees depend on location. At The Essex it is £5,950 including VAT. These can be paid annually or monthly via direct debit.

Rates
Local authority rates are normally payable. This can range from £300 - £600 per year depending on the size and location of the site, this can be confirmed by each location.

Gas and Electric
Our Gas is LPG and is piped underground to each lodge. We benefit from UK Power supply our Electric again connected to each lodge with a meter.

Insurance
As defined within the Licence Agreement. The Buyer is responsible for insuring the lodge for its replacement value from the Completion date.

How do I pay for utilities?

Gas and Electric is billed twice yearly. We will read your meters and invoice accordingly.

If I buy a lodge on one of your Country Clubs, do I own the land?

You are buying a lodge along with the right to occupy a lodge on the Country Club, providing you pay the annual licence fees and adhere to the Country Club rules. You are not purchasing the land.

What facilities do I get use of on the site?

Full facilities of the host Country Club including Golf, Health Club, Spa and Tennis. Discounts, rights to use our other 14 clubs and full further details are to be confirmed.

How often can I use my lodge?

We offer a full 12 month holiday season. You cannot use your lodge as your permanent residence. At The Essex, for example, you cannot stay for more than 28 consecutive days. You also cannot go to and from your lodge to work and cannot receive post.

Can I sublet my lodge?

Yes you can, at many of our Country Clubs, we offer a fully managed letting service, please contact us to find out more information, terms and conditions do apply.
